When you are looking at purchasing a property in Queensland, most sales contracts are drawn up using a standard REIQ Special Conditions contract, which in most part covers all the basics that are required to be included in a contract for sale of residential property. However not all buyers have the same requirements and not all properties are the same โ so there are times when special examples of special conditions in contract of sale are included above that of the standard REIQ Special Conditions contract.
Special conditions often are for the Buyers benefit, providing extra certainties specific to the Buyerโs circumstance or individual characteristic of the property. It is important to note that a Contract full of special conditions may appear less attractive to the Seller and as such, has to be weighed against up against the overall deal.
